Important Information

Check-in and Check-out Procedures

  • Check-in is after 4pm and check-out is by 10am.
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.

Property Access

  • Main level of house is on the same elevation as driveway.
  • Master bedroom is one level down and is accessible from inside or outside.
  • Outdoor fireplace and hot tub are on a separate deck close to the river. The entire downstairs is the master suite and bathroom.
  • Although the main level offers easy access on arrival, there are a lot of stairs to access the river, hot tub, backyard and master bedroom. The interior stairwell to the master bedroom is narrow and has low overhead clearance at the bottom of the stairs. You should not plan on using this space if your mobility is limited.

Policies and Rules

  • CANCELLATION POLICY - Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
  • Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
  • No smoking inside the home. No trace of smoking left outside the home.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
  • Children allowed.
  • No events allowed.

Fees and Payments

  • Pets are welcome for an additional rent of $25/night each.
  • Firewood may be added by reaching out to us more than a week in advance. You receive two wrapped bundles and a fire starter for $25/night.
  • All bookings are subject to a $50 cancellation fee (see cancellation policy for details).

Parking Information

  • The neighborhood road is gravel and is on a slope. You should have no trouble driving in a standard car if you are familiar with gravel; otherwise, please bring 4WD or AWD.
  • If there is snow or ice on the ground, 4 wheel drive would be required.
  • Motorcycles may not travel well on the loose gravel road.
  • Free parking is available.

Utilities and Amenities Access

  • All BRMR homes offer well-stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
  • We do not provide hair dryers.
  • Towels and bed linens will be provided.
  • High-speed internet is available.
  • Clothes washing machine and clothes dryer are available.
  • Cooking basics, stove, oven, dishwasher, and toaster are available.
  • Smoke alarm and carbon monoxide detector are installed.

Safety and Emergency Information

  • The owner of this home uses exterior cameras at the front of the house to monitor the driveway and parking areas. No cameras are aimed at the back deck or interior.
